Please note

Guest access to the gated Briarwood community requires a one-time, non-refundable security application fee paid to the community association. It's reflected in the total you're quoted — never a surprise at the door.

The association sets the amount by how far ahead you book: $100 more than 20 days before check‑in, $200 inside 20 days, $300 inside 7 days, and $400 for same‑day arrival.

Damage protection & cancellation

In place of a large security deposit, each stay includes a small, non‑refundable damage‑protection fee that covers accidental damage — so there's no big hold on your card.

Cancellations: full refund 30+ days before check‑in, 50% between 7 and 30 days, and non‑refundable inside 7 days. The community application fee is non‑refundable once submitted.
